Home inspections are crucial when buying a house. They reveal potential issues that could turn your dream home into a money pit. Let’s go over the top red flags that might signal trouble ahead.

  • Foundation Cracks or Uneven Floors
Foundation issues are costly to repair and can lead to other structural problems. Look for cracks in walls or floors and doors that don’t close properly, which could indicate shifting.

  • Water Damage and Mold
Stains on ceilings, walls, or floors can be signs of water leaks. Mold, especially in basements or around plumbing, can indicate prolonged moisture issues that can lead to respiratory issues and structural damage.

  • Old or Faulty Electrical Wiring
Electrical problems are not only a safety hazard but also a costly fix. Homes with outdated wiring (like knob-and-tube or aluminum) or missing GFCI outlets in wet areas may require a full electrical update to meet current safety standards.

  • Poor Roof Condition
Roof repairs or replacements are expensive. Be cautious if there are missing shingles, signs of sagging, or evidence of water damage in the attic, as these issues can lead to leaks and extensive interior damage.

  • HVAC System Problems
An old or improperly maintained HVAC system can be inefficient and costly. Systems typically last 10-15 years, so if the inspector notes an aging system, budget for replacement.

  • Plumbing Issues
Inspectors often find issues like leaky pipes, poor water pressure, or old piping materials like polybutylene, which is prone to bursting. Plumbing repairs can range from minor fixes to extensive and costly replacements.

  • Pest Infestation
Termites, rodents, or other pests can cause structural damage. Signs include droppings, gnawed wires, and wood damage, especially near the foundation or attic.

These red flags don’t have to be deal-breakers, but they can help you negotiate repairs or consider if the property is the right investment for you. Remember, the inspection is a powerful tool for understanding what you’re really buying.
