Sacramento’s regional real estate market has changed. Buyers have more choices, sellers face tougher competition, and the right strategy now matters more than ever.

Sacramento County remains active, but buyers are more selective than they were during the buying frenzy. Prices have stayed relatively stable, while available inventory has increased. That gives buyers time to compare homes and puts pressure on sellers to compete on price, condition, and presentation. (Sacramento Association of REALTORS®)

Placer County continues to command some of the region’s highest prices. The median sold price was about $680,000 in June. Demand remains solid, but buyers are not blindly chasing every listing. Homes that look sharp and offer clear value still attract attention. Overpriced homes can sit while better positioned competition sells. (Own Placer)

El Dorado County is showing similar mixed conditions. Recent data placed the county’s median sale price near $687,000, with more than 1,100 homes available. Over half of recent sales closed below the asking price. El Dorado Hills remains a higher priced market, while Placerville, Cameron Park, Pollock Pines, and surrounding communities can move very differently. One county, several markets. (Zillow)

For sellers, the message is blunt: buyers will not pay extra because you need a certain amount from the sale. The market determines value. Price too high, and your home may help sell the competition instead. Pricing correctly from the beginning creates more interest and protects your negotiating position.

For buyers, increased selection may create opportunities to negotiate price, repairs, credits, or other terms. Desirable homes can still move quickly, so preparation matters.
