The Market’s Shifting Again — Are You Ready to Act?

Buyers are getting smarter. Inventory is growing. If you're a seller still clinging to a 2021 mindset, brace yourself. The market has shifted, and it is not waiting for your price dreams to catch up.
According to Realtor.com’s latest report, home prices are still going up. Technically. But once you factor in inflation, prices are actually slipping. That means your home might look more valuable on paper, but your bottom line could tell a different story if you wait too long to list or ignore what buyers are seeing out there.
Inventory just crossed over one million active listings again, and that is huge. More choices for buyers means more competition for you. Homes are also sitting longer. Days on market are ticking up, and if you are overpriced, guess what? You are going to be the one helping sell other homes, not your own.
So what is the move? Price it right the first time. Do not play the “let’s try high and see what happens” game. That game ends with price cuts, frustration, and sometimes tens of thousands lost on the final sale. I have seen it more times than I can count.
Buyers have leverage right now, but they are not overconfident. They are cautious. They are comparing. If you want your home to stand out and actually sell, listen to what the market is saying. It is not whispering. It is yelling.
This is not doom and gloom. It is an opportunity if you play it right. Sellers who price competitively and prep their homes well still have a strong shot at solid offers and clean escrows. But ignore the signs and you will be chasing the market down instead of walking into a smooth sale with a smile.
