Let’s talk Zillow. You know, that site we all sneak onto at midnight to check our home’s “Zestimate” and imagine sipping coffee on the porch of a $2.5 million craftsman we’ll never afford. But here’s the million-dollar question (sometimes literally): Can you really trust Zillow’s home values?

Spoiler alert: not always.

Zillow uses an algorithm to estimate the value of your home. Sounds smart, right? But the problem is, Zillow has never stepped foot inside your house. It doesn’t know about the brand-new kitchen, the original hardwood floors, or that one bathroom that hasn’t been updated since disco was cool. Additionally, the algorithm draws from public data, which may be outdated or incorrect. In fact, Zillow itself admits its Zestimates can be off by thousands, or even tens of thousands of dollars.

And here’s where it really stings: when a home is priced too high based on a Zestimate, it can deter serious buyers and ultimately cost the seller more than expected. I once worked with sellers who chose to follow Zillow’s estimate instead of my pricing recommendation. After weeks with no interest—no calls, no showings, no offers—they finally agreed to adjust the price. But by then, the market had shifted, and they ended up walking away with significantly less than they could have made if they had priced it right from the beginning.
