What Smart, Savvy Sellers Know About Hiring the Right Realtor
By Dean Rinker, Realtor & Real Estate Advisor
This is an important topic, so this post is a bit longer than most. I promise, though, it’s worth it.
Some sellers get hooked by the agent who promises the highest listing price or offers the lowest commission. Seems like a great deal, right? It’s not. It’s a setup—and I’ve seen too many sellers learn this the hard way.
Let’s start with the agent who flatters you with a price higher than everyone else’s. Sounds good. Feels even better. Until reality slaps you with weeks of no showings, zero offers, and a whole lot of frustration. Buyers aren’t dumb. They know market values. If your home’s overpriced, they’ll scroll right past it—especially with better-priced homes hitting the market daily. Then you’re forced to chase the price down, often ending up with less than if you’d priced it right from the start. Meanwhile, your home grows stale in buyers’ eyes. Overpricing isn’t a strategy; it’s a slow bleed on your equity.
Now, about that low-commission offer. I get it, everyone loves saving money. But think about it… if a Realtor drops their commission the second you ask, or worse, before you even ask, how do you think they’ll handle a buyer trying to lowball your price? Chances are, they’ll fold just as fast. And with that discount comes cut-rate service, bare-bones marketing, and weak negotiation. Top agents don’t slash their commission because they don’t have to. They know their worth and they know how to protect yours. Would you trust a bargain-bin attorney? Or a surgeon running a “buy one, get one” deal? This is probably one of the biggest financial transactions you’ll ever make. Don’t hand it to a discount agent desperate for your listing. Hire a pro who earns every penny.
Here’s what you really want in a Realtor:
✅ Proven track record of successfully selling homes, not just listing them.
✅ Deep knowledge of your local market and pricing strategies.
✅ A comprehensive marketing plan designed to attract serious buyers.
✅ Strong negotiation skills that protect your bottom line.
✅ Full-time commitment to real estate (no hobbyists or part-timers).
✅ At least 10 years of experience in both good and bad markets.
✅ Transparent communication and honest advice—even when it’s not what you want to hear.
✅ A “cancel anytime” listing agreement (so you’re not locked into a bad relationship).
✅ Testimonials and references from happy clients.
✅ Ongoing education and market training—because things change fast.
Skip the smooth talkers and discount dealers. You need a pro who’s earned your trust and your business the right way. This is your biggest investment. Treat it like it.
