A Comparative Market Analysis (CMA) is a tool I use to determine a home’s value in today’s market. Simply put, a CMA compares your home to recently sold properties, pending sales, and active listings that are similar in location, size, condition, and features. Think of it as the real estate version of an appraisal, but much more detailed and personalized to your specific situation.

Why does this matter? Pricing your home correctly from the start is one of the most critical factors when selling. An accurate CMA helps prevent costly mistakes, such as overpricing or underpricing. Overpricing can cause your home to sit on the market too long, becoming stale and ultimately selling for less. Underpricing? Well, that leaves money on the table, and nobody wants that.

With a solid CMA, we’ll be able to:
