You’ve listed your home. It looks great. Price is right. You’re ready to move forward. Then an offer comes in, and the buyer asks you to pay their agent’s fee.

Wait, what?

Let me explain. Buyers today face a mountain of costs: down payments, inspections, insurance, appraisals, closing costs, and, oh yes, now they may also be expected to pay their agent directly. Many don’t have extra cash lying around for that, especially first-time buyers who are already scraping together every dollar just to get through escrow.

Here’s what matters to you: when buyers make an offer, they can ask the seller to help cover that cost. It’s not automatic, it’s not required, and it’s not offered up front. It’s negotiable, like everything else in real estate.

You’re not obligated to agree. But if a buyer can’t cover their agent’s fee on top of everything else, they may not be able to afford the house at all. The deal could fall apart before it ever gets off the ground.

That doesn’t help anyone.

If the numbers still work out for you in the big picture, covering the buyer’s agent fee might be worth considering. It could be the bridge that helps the buyer close and helps you move on.
