Some homes fly off the market. Others sit there like a forgotten sandwich in the office fridge. Ever wonder why?
It usually comes down to three things: price, prep, and perception.
When a home hits the market priced right, buyers flock to it. It's not magic, it's strategy. If it’s priced too high, it’s invisible. Buyers scroll right past it thinking, “There’s gotta be something better.” Meanwhile, that home could be perfect — but no one shows up to see it because the number scared them off.
Presentation matters too. A home that’s clean, bright, and clutter-free tells a buyer it’s been well cared for. Think model home vibes. Turn on lights, open blinds, and yes, maybe hide the litter box. Smells like cookies? Bonus points.
Lastly, timing matters. If your home doesn’t generate interest in the first two weeks, the market is telling you something loud and clear: adjust. Ignoring that feedback is like ignoring a fire alarm because you don’t like the sound. Sellers who adapt, win. Sellers who “wait for the right buyer” often chase the market downhill.
Price it right. Prepare it well. Pay attention to the market. That’s the formula for a fast, profitable sale.
