When it comes to selling your home, time is money—and the longer your home sits on the market, the less money you’ll likely walk away with. Many sellers believe they can test the waters with a higher price, assuming they can drop it later if needed. However, this strategy often backfires and ends up costing tens of thousands of dollars.
Here’s the deal: homes that linger on the market make buyers suspicious. “Why hasn’t this house sold?” they’ll ask. Even worse, it gives buyers leverage—they assume the seller is desperate and will offer far below asking.
Pricing it right from the start is your greatest weapon. Overpricing discourages serious buyers, and while you wait (and wait…and wait), competing homes are selling. Every day your home sits unsold, it loses momentum, and your negotiating power slips away. As I like to say, “You’re either chasing the market or leading it.” If you price ahead of the market, you attract buyers quickly and often sell for a higher price. If you wait too long to adjust, the ball rolls downhill, and you’re forced to settle for less.
The reality? The market determines your home’s value—not what you want, what your neighbor says, or even what you paid for it. Trust the market, price competitively, and you’ll sell faster and for more.
